A&A and Tenancy Fit-out M&E Review
M&E review for addition and alteration (A&A) works and tenancy fit-outs in Singapore: landlord requirements, SCDF routes, sprinkler, ACMV and exhaust changes.
Most of the M&E work in Singapore's existing buildings comes as alterations: a new tenant, a new kitchen, an extra meeting room. Each one can disturb sprinklers, ducts and drainage that someone has already approved. Deneed reviews fit-out and A&A proposals so they are approved once.
Typical questions we resolve
- Will the new partitions or ceiling affect sprinkler coverage or smoke control?
- Does the extra kitchen exhaust need NEA input, Fire Code duct protection, or both?
- Is this a Minor A&A lodgement, an exempt work, or a full submission?
- What does the landlord, MCST, JTC or HDB need to see before work starts?
The cheapest compliant route
Sometimes the most useful advice is that a smaller, compliant route exists. That approach, and the story behind it, is set out in Before you engage a PE: five questions that might save you the fee.
Frequently asked questions
Do tenancy fit-outs need SCDF approval?
If the fit-out involves fire safety works, such as changes to sprinklers, fire alarm, smoke control or compartmentation, an SCDF route applies. Depending on scope that may be an exemption, a Minor A&A lodgement or plan approval.
